A house and a separate shop building, both available to let. The owner lives out of state and is looking for a management company to take the property on.

What we are asking

Three questions, and honest answers are more useful than optimistic ones.

  1. What will the house let for, and what will the shop let for? We would rather have your independent assessment than confirm a number we already have in mind, so we are deliberately not quoting one.
  2. Would you take the property on? Both buildings, or only one.
  3. What does that cost? Ongoing management, letting or placement fees, renewal fees, and anything billed separately.

What we are trying to work out

The property was going to be sold. We are now seriously considering letting it instead and keeping it long-term, and the deciding factor is whether letting it is a real, manageable proposition rather than a hopeful one.

The house is the straightforward part. The shop is the question we cannot answer from here — whether there is demand for it in Hot Springs, what sort of tenant takes a building like that, whether it lets alongside the house or separately, and how long it typically sits empty. If you have let shop or workshop space in the area we would particularly like to hear from you.
