The decision: MOVE the spa to Cedar Creek. Micah is PAID IN FULL ($2,500) — move + reinstall are covered. There is no live buyer (Marco's $26,000 offer is off the table) and a used-spa sale would land well below the ~$28,000 still owed on GreenSky, so moving is the right call. With Micah handling the haul and reinstall, the only open item is the roll cover — its condition and whether it travels and re-fits are still unconfirmed.

Destination assumed: Cedar Creek (the Bastrop place). A 15-ft swim spa cannot go to the Mariposa condo. If it is headed anywhere else, that changes the pad, the electrical, and the route below.

Part A — The swim spa

Micah Stevens — PAID IN FULL, $2,500 (move + reinstall). This covers the haul and the reinstall, so the tow-vehicle problem (the Palisade tops ~5,000 lbs and cannot safely pull spa + trailer over the Ouachita grades), the 450-mile drive, and the reinstall risk are all Micah's. He was found via "Rusty or Dusty," the electrician who helped set it. Nothing more to pay or quote.

The one open item: the roll cover. Its condition, and whether it travels with the spa and re-fits at Cedar Creek, are not yet confirmed. Resolve this before or during the move: check it with Micah, and if it is shot or does not travel, price a replacement roll cover / lifter for the H2X Trainer 15D so the spa is not left uncovered at the new pad.

Sequence

Settle the roll cover — confirm with Micah whether it moves with the spa and is usable; if not, order a replacement.
Exclude the spa from the 186 listing in writing to Nancy, so it does not convey with the house. The old listing note had it included.
Prep at Hot Springs: drain fully 24–48h ahead, pop the quick-disconnect (already there, no teardown), pull cover + steps.
Secure the peeling side panels so they do not tear off in transit; photograph the condition before it moves.
Prep at Cedar Creek: level pad ready, 240V GFCI disconnect roughed in ("Rusty or Dusty"), roller path and gate clear and wider than the spa.
Haul & set: 16–18 ft tilt-deck trailer, ~450 mi / ~7 hr; rollers in (how it was originally set, no crane); level, reconnect, fill, test pumps + heater.

Open flags

Dot wanted it sold, not moved. Her long-standing preference (2025 through spring 2026) was to sell the spa, pay down debt, then double up on the Hyundai. Moving it reverses that. The record supports moving now — no buyer, loan underwater — but worth a word with her before Micah's truck rolls.

Do not let the spa convey by accident. It was written into the 186 listing for the Airbnb positioning. Moving it means it must be explicitly excluded from the sale — get that to Nancy in writing.
