#1 Priority Action

File the title insurance claim. Dorothy found the policy papers in summer 2022. Austin Title and Bastrop County Mapping Division both confirm the Garon Survey should replace the Olson survey. A §5.029 Material Correction Instrument can fix the deed. The claim letter is written and ready — Paul and Dorothy just need to find the policy number, review the letter, and send it via certified mail. This single action could recover the 70x70 parcel AND $88K+ in damages.
